The Process Involved

Measured Survey

Proposed Design

The completed design is submitted to the Local Planning Authority (LPA) using the most appropriate application.

Building Regulations

Get the go-ahead to build with our expert technical drawings and a team of vetted construction.

Measured Survey

This vital step will involve MK Builders surveyors visiting your property to record the existing measurements of your home. They’ll also take a range of photographs so that our designers can fully visualise your space. Once this has been completed, those measurements are then turned into a set of existing drawings. Depending on the type of development you are carrying out, these can include floor plans, elevations, a section, a site plan, and a roof plan – all required by both our architectural designers and your local planning authority.

Who’s involved?

A member of our surveying team will be the one to visit your property and get everything measured up. Once your survey has been completed, we’ll match you with a designer who will work on your project.

What are the benefits?

Getting your home measured professionally has a range of perks: Accurate drawings of your home are crucial, as they form the basis of your future designs.
It also saves you from commissioning a survey at later stages, such as building regulations. If incorrect, planning permission can be rejected, or you could face problems with your local authority in the future. Professional quality drawings ensure better quality and safer construction.

Proposed Design

As soon as you have approved the early design concepts that we present to you, our architectural designer will move on to draft very detailed floorplans. These drawings will enable you to select the most appropriate materials for different aspects of your renovation and to finalise your choice of kitchen units and appliances, wardrobes, lighting options, etc.

AutoCAD CGI Visual Design images will again be used, to illustrate different designs that might be adopted. Naturally, we will discuss all of the alternatives that are available to you, to ensure that the final design meets all of your requirements, within the agreed budget. MK Builders will also take responsibility for obtaining all the necessary planning approvals, and for complete adherence to Building Regulations, prior to the build commencing.

Planning Permission

During planning we’ll help you apply for one of two things: planning permission or a lawful development certificate.

A lawful development certificate is recommended if your project comes under your Permitted Development rights. It’s proof to both your local authority and future buyers that your build was legal at the point of construction.

If your project doesn’t come under Permitted Development rights, you are legally required to obtain planning permission, whereby your local authority will assess your proposed design.

In both scenarios, we’ll help put together a planning package that includes: your existing drawings, proposed designs, plus the verifying information required by your planning authority. Applications typically take 8 weeks to reach a decision. During this time, our designers will liaise with the council on your behalf, ensuring you have the best chance of first time approval

Building Regulations

What are building regulations?
They’re a set of statutory requirements that all buildings must meet in order to create a safe and healthy environment to inhabit. They cover everything from the structure, thermal performance, sound-proofing, drainage, all the way to fire safety – to name just a few! To ensure your project is in line with UK building regulations, we recommend you commission a set of technical drawings of your proposed build, so your contractor has detailed instruction on meeting all legal requirements.

Who is responsible for complying with Building Regulations?
Anyone wanting to carry out building work which is subject to the Building Regulations is required by law to make sure it complies with the regulations.The primary responsibility for achieving compliance with the regulations rests with the person carrying out the building work. You should also bear in mind that if you are the owner of the building, it is ultimately you who may be served with an enforcement notice if the work does not comply with the regulations. So it is important that you choose your builder carefully. Contact us if you require a competent builder.
